BlockWarden: building safety, clearly recorded
Our own building safety platform: one clear record of every check, repair and notice, for everyone from the residents to the people responsible.
BlockWarden, from Anthony James Property Management
Every check, on the record
BlockWarden keeps every fire and building safety check, repair and notice for a block of flats in one clear record. Everyone with a part to play, from the residents to the freeholder, can see what has been done and what comes next.
It is built on one rule: the qualified people decide. Your building’s appointed assessor signs what is checked and how often. BlockWarden follows what they signed.
Three promises
Every check, on the record
Each check is saved with who did it, when and where, with photos. Nothing can be changed quietly afterwards.
Works where the signal doesn’t
Caretakers record checks in the plant room or the stairwell. The phone sends them when it finds a signal.
The qualified people decide
Your building’s appointed assessor signs what is checked and how often. BlockWarden follows what they signed.
What it means for you
Directors and freeholders
You don’t need to be a fire safety expert. See what has been checked, what is due and what is being fixed, in plain English. If an insurer asks for evidence, we can send a sealed evidence pack they can check for themselves.
Residents and owners
Your building’s notices, in your own language, and an easy way to report a problem and see that it is being dealt with.

Caretakers and site staff
Made for the stairwell, not the office. Scan the label, answer the questions, take a photo, done, even with no signal. The people who walk the building every day know it best, and BlockWarden makes their work count.
Higher-risk buildings
For buildings 18 metres or taller, or with seven or more storeys, the evidence builds up day by day from everyday work, not in a rush at the end.
Features, and what each one does for you
Schedules signed by your assessor
Nothing falls due until the fire risk assessor (and the health and safety assessor) appointed to your building signs what is checked and how often. The rules come from them, not from the software.

Checks on a phone, on site
Each item has a numbered label. Scan it and the right questions appear, so the record shows the check happened at the right door. It works with no signal and sends when the phone is back in range.

Problems get fixed
A failed check becomes a repair in one tap, with the photo attached. Each contractor has their own login and sees only their jobs, so every repair has an owner.
Available now
Evidence ready when anyone asks
Reports and sealed evidence packs for a building or a period. Anyone you send a pack to can check it has not been changed, without needing an account.
Available now
Resident directors can see the checks
Resident directors can see their building’s checks and, where the assessor agrees, record some checks themselves.

A record you can trust
Everyone has their own login, so the record always shows who did what. Every entry is linked to the one before, and the record is backed up every night. Your record is yours: it can be exported at any time.
Available now
Notices in every resident’s language
Notices reach exactly the homes they concern, in English, Polish, Romanian, Spanish, Portuguese, Urdu, Persian, Hindi, Punjabi, Gujarati, Bengali and Swahili, and can be read aloud. Translations are marked as translations. Residents tap “I have read this” so we know.

Report a problem, ask, suggest
Residents can report a repair or a concern with a photo, ask permission (for example for a pet or an alteration) and make suggestions, from their phone. No password to remember: they sign in with a link sent to their email.

A gap list for every building
Sized to the building’s height, showing what is in place, what is due soon, what is missing and what to do next. It updates as the everyday work is recorded.

A safety case that keeps up
For higher-risk buildings, the safety case report is put together from the record, checked and signed by named people, then sealed so the Regulator, the fire service or an insurer can check it.

How it works, in four steps
- We add your building. Its blocks, locations and assets go into one register, and every row is checked before anything is saved.
- Your assessor signs the schedule. Nothing is due until they do.
- Checks are done on a phone, on site. With a label to scan and a photo for the record.
- The evidence is ready when anyone asks. For your board, your insurer or the Regulator.
Where we use AI, and where we don’t
- AI translates notices for residents, and every translation is marked as one.
- In future, AI will suggest details from uploaded documents and draft plain-English explanations and report sections.
- A qualified person checks and signs anything AI drafts. Nothing AI writes becomes part of the record or a report until a named person has signed it.
- AI never decides what is due, what passed or what the law requires. Those come from your appointed assessor.
Important to know
BlockWarden helps you keep and show the evidence of your building’s safety work. It does not take on anyone’s legal duties, and it does not replace your appointed assessors, your building safety manager or professional advice.
Personal emergency evacuation plans for residents (RPEEPs) are not yet recorded in BlockWarden. Until they are, they stay in your current system. We will tell you when this changes.
If we look after your building
We will let you know when your building moves to BlockWarden, and show you and your site team how it works. Until then, keep contacting us as you do now: report a problem through resident help, or call us on 01704 545 800.
