Tenants in homes we manage
Renting a home we manage for your landlord? How to report a repair, what to do in an emergency, and what your tenancy means for you.
In an emergency
If anyone is in danger, call 999. If you smell gas, call the gas emergency line on 0800 111 999. Our out-of-hours emergency advice line is 0333 444 0365.
Reporting a repair
Use our tenant repair form: it takes a few minutes, you can add photos, and you get a reference straight away. Or call our lettings property management team on 01704 54 34 34, or email rentalspm@ajestateagents.co.uk.
Your tenancy since 1 May 2026
- Your tenancy rolls on with no fixed end date. You can end it by giving two months’ notice in writing.
- Your rent can go up no more than once a year, with two months’ notice using a formal notice.
- You can ask to keep a pet, and your landlord must consider your request.
- Your landlord can only ask you to leave using a legal ground for possession. Section 21 ‘no fault’ notices can no longer be used.
- Any deposit must be protected in a government-authorised scheme within 30 days.
The only fees we can charge you are listed on our lettings fees page.
If something isn’t right
Tell us first, and we will try to put it right. If you are still unhappy, our complaints procedure explains how to take it further, including to The Property Ombudsman.
