The Right to Manage lets qualifying leaseholders take over management from the landlord without proving fault. It is set out in Part 2 of the Commonhold and Leasehold Reform Act 2002.

Before you claim

  • At least two flats, and at least two-thirds of the flats held on long leases.
  • Since 3 March 2025, up to 50% of the internal floor space can be non-residential.
  • Members of the RTM company must include at least half of the flats when the claim notice is served.

After acquisition

The RTM company takes on repairs, services, insurance and service charges for the building. It does not take on estate-wide services shared with other blocks. We handle the handover, recover funds and records, and run the building from day one.
