How this check works

The Right to Manage lets leaseholders take over the management of their building without proving the landlord did anything wrong. It is set out in Part 2 of the Commonhold and Leasehold Reform Act 2002.

Answer a few questions about your building. The checker tests the main qualifying rules: at least two flats, at least two-thirds held on long leases, and no more than 50% non-residential floor space (the limit since 3 March 2025).

It's a first check only. Some buildings are excluded, such as some small conversions with a resident landlord.

Questions people ask

How many leaseholders need to join?
The claim notice can be served once members of the Right to Manage company include at least half the flats.
Can a block on a larger estate claim the Right to Manage?
Yes, but in FirstPort v Settlers Court RTM (2022) the Supreme Court held that an RTM company takes over its own block, not estate-wide services shared with other blocks.
