Fees for tenants

These apply to assured periodic tenancies in England from 1 May 2026, in line with the Tenant Fees Act 2019 and the Renters’ Rights Act 2025.

  • Holding deposit: one week’s rent, to reserve a home. It is offset against the first month’s rent or the tenancy deposit, as agreed.
  • Tenancy deposit: five weeks’ rent where the annual rent is below £50,000, or six weeks’ rent where it is £50,000 or more. It is protected in a government-authorised tenancy deposit scheme.
  • Rent in advance: for tenancies starting on or after 1 May 2026, no more than one month’s rent.
  • Late payment of rent: if rent is more than 14 days late, interest of no more than 3% above the Bank of England base rate, from the date it was due.
  • Lost keys or security devices: the actual cost of replacing them, including a locksmith and new locks if needed.
  • Changing the tenancy at your request: £50 per agreed variation.
  • Change of sharer at your request: £50 per replacement tenant, or reasonable costs if higher.
  • Ending the tenancy early at your request: the landlord’s reasonable costs, up to the rent they would have received had you given the usual two months’ notice.

Properties with an annual rent of more than £100,000 are not covered by the Tenant Fees Act.
