How this check works

Section 20 of the Landlord and Tenant Act 1985 requires consultation with leaseholders before major works that will cost any one leaseholder more than £250, and before a contract lasting over 12 months that will cost any one leaseholder more than £100 a year.

Enter the total cost and your flat's share from the lease. The checker works out what you would pay and whether that passes the limit, so you can see whether consultation is needed.

Government has proposed raising these limits, but that is not yet law.

What if consultation wasn't carried out?
Recovery is usually capped at £250 per leaseholder for the works, unless the First-tier Tribunal agrees to dispense with the requirements.
