Letting a home is a business with real legal duties, and they changed on 1 May 2026. We can take the day-to-day work off your hands, or help with just the parts you need.

What the law asks of a landlord

  • A gas safety check every 12 months, and an electrical safety report (EICR) at least every five years.
  • Smoke alarms on every storey, and carbon monoxide alarms in any room with a fixed combustion appliance.
  • An Energy Performance Certificate for prospective tenants before marketing begins.
  • Right to Rent checks before a tenancy starts.
  • Any deposit protected in a government-authorised scheme within 30 days, with the prescribed information given to the tenant.
  • A licence from the council where your home needs one, such as an HMO or selective licence.
  • Since 1 May 2026: a written statement of terms for every new tenancy, rent rises no more than once a year using a Section 13 notice, no rental bidding, no more than one month’s rent in advance, and no Section 21 notices.

More changes are on the way. The government plans a register of private landlords from late 2026 and a landlord ombudsman in 2028. We will tell our landlords what to do as each one arrives.

How we help

With fully managed lettings we find and reference your tenant, collect the rent, inspect the home, arrange repairs and safety checks, and deal with the deposit. If you would rather manage the tenancy yourself, we can collect the rent only, or just find you a tenant. Every fee is on our lettings fees page.
