Houses and flats on one estate: who pays for what?
Estate costs and block costs are shared differently.

On mixed estates, everyone usually contributes to estate costs such as roads and landscaping, while only flat owners pay block costs such as roofs, lifts and communal cleaning.
Right to Manage on estates
In FirstPort v Settlers Court RTM (2022) the Supreme Court held that an RTM company takes over management of its own block, not estate-wide services shared with other blocks.
Good practice
Separate budget schedules for estate and block costs, with each owner's share shown clearly, prevent most disputes.
