How to change your managing agent
Notice periods, handover and the first 90 days.

If you are an RMC or RTM company, the board can change agent. If the freeholder appoints the agent, leaseholders' options are to ask the freeholder, form an RTM company or, in serious cases, apply for a tribunal-appointed manager.
Before you switch
- Read the current management agreement for its notice period and termination terms.
- Agree the decision properly at a board meeting and minute it.
- Compare proposals on the same scope of work.
The handover
The outgoing agent should transfer funds, reserve balances, arrears records, contracts, insurance documents, compliance certificates and the fire risk assessment. The RICS Code sets expectations for co-operative handovers.
The first 90 days
A good incoming agent inspects the building, reviews compliance, checks the accounts and writes to every leaseholder with new payment details.
