Selling your flat: the leasehold pack
What an LPE1 is, and how to avoid delays.
Reviewed by Mark Cunningham AssocRICS MTPI MIFSM, Leasehold Director. Last reviewed 3 October 2026.
When you sell a leasehold flat, the buyer's solicitor will ask the managing agent for a leasehold information pack, usually on the Law Society's LPE1 form (FME1 for estate charges).
What it covers
Service charges and arrears, budgets, planned major works, insurance, fire safety information, disputes and any consents needed for the sale.
Avoiding delays
- Clear any arrears before marketing.
- Order the pack as soon as you accept an offer.
- Check for any unapproved alterations that may need retrospective consent.
The Leasehold and Freehold Reform Act 2024 will set a maximum fee and time limit for these packs once in force.
