Can I let my flat as a holiday let?
Leases, neighbours and insurance come before booking sites.

Many leases limit the use of a flat to a private residence, or ban business use. Short holiday lets can breach those clauses.
Check before you list
- Your lease's user and subletting clauses.
- Whether the landlord's consent is needed and on what terms.
- Whether the buildings insurance allows short-term letting.
- Any planning or local licensing rules.
Breaching the lease can lead to enforcement action. Asking first is quicker and cheaper.
