Managing blocks on the coast
Why Southport and Formby buildings need a different maintenance plan.

Buildings near the coast face salt-laden air, strong winds and driving rain. That affects how often some parts need attention.
What we watch
- Metal railings, balconies and fixings, which corrode faster.
- Render, pointing and sealants on exposed elevations.
- Roof coverings and flashings after storms.
- Window and door seals on the windward side.
What it means for budgets
Shorter redecoration cycles and a realistic reserve fund avoid sudden bills. We build these into each building's long-term maintenance plan.
